According to research, the rate at which Ibeju-lekki is growing is triple that of all other areas in Lagos. Property value in the axis appreciates fast and is constantly rising. A plot of land in Ikota sold at 3.5 million naira about five years ago but is now worth over 12–15 million naira and as for Sangotedo (off lekki epe expressway), a plot of land was sold for 750 thousand naira in 2004 but is now valued at over 5 million naira. 

Similarly, a plot of land in LNT was sold at N7500 per sqm, 4 years ago but is now valued at N17,500 per sqm*. A Cove home in the prestigious Lakowe Lakes Golf and Country Estate, one of the first settlements within LNT was sold at N41,000,000 in 2018. Now, that same home is being sold at N70,000,000.
